Can I change the floor plan or add windows?
Yes. Our homes are built to order, which means you can customise the floor plan, add extra windows or sliding doors, and change the location of the kitchen and bathroom. We'll verify your custom design against structural limits.
What materials are used in construction?
We use heavy-duty galvanised steel frames (Q235B structural steel, main sections around 2.5mm or thicker), 60mm EPS insulated sandwich panels with an additional 16mm aluminium-faced PU horizontal cladding (~76mm combined wall), composite subfloor with SPC timber-look flooring, and thermally broken aluminium double-glazed windows and doors for superior thermal and acoustic performance.
How strong is the structure?
Stronger than most lightweight expandable products. Our homes use a heavy-duty galvanised steel frame in Q235B structural steel (main sections around 2.5mm or thicker), reinforced folding sections and connection points, and a substantial base frame. Walls are 60mm insulated panel plus 16mm aluminium-faced cladding (~76mm total), floors are composite subfloor with SPC timber-look finish, and windows and doors are thermally broken aluminium with double glazing.
Can I customise my home?
Yes — dimensions, ceiling height, bedroom/bathroom and kitchen layout, door and window positions, cladding and internal colours, glazing upgrades, lighting and power-point positions, air-conditioning provisions, laundry facilities, veranda or patio, pitched Colorbond-style roof, upgraded insulation, accessibility features and appliance packages. How much do your expandable homes cost?
Class 1a expandable houses start from $35,000 (20ft, 2.4m ceiling), $50,000 (30ft) and $60,000 (40ft, 3 bedrooms), with 2.7m ceilings available for $10,000 more. Our non-Class 1a range starts from $19,000 (10ft, ~18 m²) with the 20ft from $23,000 complete, up to $30,000 with 2.4m ceiling, roof and patio. Compliance & Certification
Do I need council approval?
That depends on your site, zoning and how the home will be used (permanent dwelling, granny flat, temporary dwelling or site office). Council approval is the customer's responsibility, but we supply everything you need to apply: structural engineering certificate, wind rating certificate, fire/thermal documentation, electrical and plumbing specs, and a full technical pack. Our Class 1a range is designed to meet NCC requirements for QLD.
Are the homes Australian certified?
Our homes can be supplied with Australian-compliant electrical, plumbing, glazing and structural documentation according to the selected model and project package — including SAA-certified electrical components and WaterMark plumbing fixtures where specified. Certification, engineering and approval requirements are confirmed for each individual site and intended use in your signed quotation.
Production & Ordering
What is the typical timeframe?
Once the 50% deposit is paid, production takes 20–30 days. Shipping usually adds 4–8 weeks depending on current sea freight schedules. We handle all customs and import paperwork.

How is the home delivered? What access do I need?
We deliver by tilt tray truck or crane truck depending on your site. You'll need a minimum 3.2m access width and 4m height clearance, plus firm, level ground. We'll walk you through ground prep, footings and a delivery-day checklist before your home arrives.
Installation & Site Prep
Can I set it up myself?
Yes — setup is DIY-friendly. A typical expandable home takes 2–3 experienced people about a day to unfold and secure, with rods, winches, a full installation kit (flashings, sealing tapes, joining strips, adjustable support legs, spares) and a step-by-step manual included. You'll need a licensed electrician and plumber for the final connections, which is a legal requirement in QLD.

What warranty and support do you provide?
Homes come with a 10-year structure warranty and a no-leak guarantee, and every unit is QC-tested at the factory — frame fabrication, panel assembly, electrical, plumbing and waterproofing are all inspected before shipping. We're a registered Australian business (ABN 43 359 851 763) with local after-sales support.
