Payment Terms

Orders proceed on a 50/50 payment schedule. A 50% deposit is required to confirm your order and begin production. The remaining 50% balance must be paid in full prior to delivery and dispatch from our facility.

Order Amendments & Cancellation

You have a strict 48-hour window to make amendments to your order after the deposit is paid. As our homes are built-to-order, we do not offer change-of-mind refunds. Cancellations outside the statutory period will result in forfeit of the deposit to cover production and material costs.

Delivery & Site Access

Site access, ground preparation, and compliance with local council regulations are strictly the responsibility of the customer. Expandable Housing reserves the right to charge failed-delivery fees or return-to-base fees if a site is inaccessible or unprepared on the scheduled delivery day.

10-Year Structure Warranty

We provide a 10-year structure warranty on all homes, protecting against major structural faults or manufacturing defects, plus a no-leak guarantee.

Standard exclusions apply, including but not limited to:

  • Damage caused by misuse, neglect, or improper maintenance
  • Unauthorised modifications or structural alterations
  • Issues arising from site movement, subsidence, or inadequate footings
  • Normal wear and tear
  • Damage caused by acts of nature or extreme weather events exceeding the engineering limits

Council Approval

While we provide necessary documentation (engineering, wind rating, thermal, etc.), securing local council approval for your structure is your responsibility. Expandable Housing is not liable for issues arising from unapproved installations.

Certification & Inclusions

Our homes can be supplied with Australian-compliant electrical, plumbing, glazing and structural documentation according to the selected model and project package. Certification, engineering and approval requirements must be confirmed for each individual site and intended use.

Council approval, building classification, foundations, engineering, energy assessment, transport, crane services and utility connections are not automatically included unless clearly listed in the customer's signed quotation. Final electrical and plumbing connections must be completed, tested and certified by appropriately licensed tradespeople.
